Is this a scraper? Will Airbnb ban me?

No. Airbnb's Terms prohibit bots, crawlers, and scrapers from collecting content (Help article 2908). We operate on the other side of that line: you request your own data export from Airbnb (Account → Privacy & Sharing → Request personal data, Help article 3255) and upload the file to us. No credentials, no automation against Airbnb, nothing posted back.

How do you actually get my listing data?

You export, you upload, we reformat. Airbnb provides a free data export to every host (Help article 3255) containing your listings, calendar, reviews, pricing, messages, and payouts in HTML/Excel/JSON. You upload the file; we extract the fields that map onto Booking.com and Agoda extranet forms. High-resolution photos, property-license documents, and bank details you still provide directly to the OTA.

Why not just use Hostaway or Hospitable?

Hospitable Host starts at $29/mo and Lodgify Basic at $32/mo — they're solid global channel managers, and Hostaway + others sit at the enterprise end (quote-gated). We're a different category: a SEA migration co-pilot. We prep the OSS-RBA + Pondok Wisata / PT PMA documentation needed to stay listed post-March 31, 2026, generate Thai TM30 guest-data exports, and translate Airbnb descriptions to Booking and Agoda extranet formats. If you need full channel-manager functionality, Hospitable is a fine pick — we slot in before or alongside, not instead of.

Does this handle Thai TM30 compliance?

We generate a pre-filled TM30 data sheet on the Pro plan — passport, nationality, arrival date, and address pulled from your OTA bookings and mapped to the government form layout. You still log in to tm30.immigration.go.th personally to file (Thai Immigration does not offer a public API, so no third party can auto-submit on your behalf). A 24-hour countdown reminder is sent when a foreign guest checks in.

How do I migrate my calendar without double-booking?

At setup we import your Airbnb iCal, detect existing reservations, and block those dates across new OTAs before any listing goes live. Ongoing sync depends on each OTA's refresh cadence: Airbnb publishes iCal updates roughly every 3 hours (Help 99), Agoda several times a day. That's an industry-wide iCal limit, not an OTAPivot limit — any tool using iCal operates on the same cadence. We recommend a small buffer on overlap-prone dates during your first 30 days.

What if Booking.com rejects my listing?

We pre-validate against Booking.com's documented content requirements (photo count, description length, policy-flagged phrases). If your listing is rejected after our rewrite, we rewrite and resubmit at no extra charge, or refund your first month. We can't guarantee acceptance — Booking's review is their call — but we can guarantee we'll keep iterating with you.
